Resident Criteria

Equal Housing

Owner and Owner's agents are committed to providing equal housing opportunities to all Applicants.  We do not discriminate against any person because of race, color, religion, sex, handicap, familial status., sexual orientation or national origin and will comply with state and federal fair housing and anti-discrimination laws.  We do NOT accept Section 8 Housing.

Applicants

  • Each applicant over 18 years of age must fill out our no-fee application to be considered for residency..
  • An application does not constitute a lease agreement or offer to lease.   No lease shall exist unless and until landlord and applicant execute a lease agreement and applicant submit all required information
  • Falsification of any information on an application may result in immediate denial
  • Application are reviewed on a first come, first serve basis.  

Credit Score

Minimum Credit Score of 625.  Scores below the the minimum or no credit history may result in the requirement of an additional depost or denial.  Open bankruptcies will result in an automatic denial of your application.

Monthly Income

The combined household income of all leaseholders must equal three (3x) the monthly rental amount.


  • All income must be verifiable
  • Income does not include allowance from parents, scholarships or study subsidies
  • Additional legal sources of verifiable income may be accepted such as: social security, child support, disability or retirement

Employment

Applicants must be employed with current employer for at least 6 months or in the same line of work unless receiving other verifiable and consistent income.


  • Applicants starting a new job may be required to provide an Offer Letter on employer letterhead confirming start date and compensation terms.
  • If self-employed, Applicants must provide the previous years' personal income tax return and the previous two months of personal bank statements as evidence of sufficient income.  Persons whose jobs are commission only or base salary plus commission, tips, or bonuses are considered self-employed.


Rental History

Previous rental history will be reviewed and no negative rental history will be accepted. 


Negative rental history is determined by:

  • Failure to pay rent on-time
  • Prior Evictions
  • Damages in amounts exceeding $1,000
  • Repeated prior disturbances 
  • Outstanding debt or judgement to any prior landlord

Insurance

We require residents to purchase Liability Insurance in the amount of $100,000 of liability coverage with the Owner identified as an "additional insured".  You will be required to submit proof of coverage before move-in and upon renewal of policy and lease.


We recommend you obtain Renter's Insurance, but do not require. it.


Animals

  • Maximum of two (2) pets are permitted on the property
  • A non-refundable pet fee of $250 is required for the first pet, $150 for the second pet
  • Monthly Pet Rent will be charged with the amount to be determined by PetScreeing.com
  • Aquariums, exotic animals and reptiles are not accepted
  • Each applicant, with or without pets ,will be required to complete the Pet Screening process to confirm pet status




Required Documents

  • We process applications in the order they are received into our system..  All persons 18 or older must submit an application to be considered as a full request for residency.  All applications must be complete, with no missing information,
  • Copy of Drivers License of each applicant required
  • Proof of Income (6 weeks of payroll records)
  • Pet Screening.com 
  • Copy of Social Security card or a copy of document that reflects Social Security number (ie tax documents)
